The Dirty Habit

The Grade II listed Dirty Habit public house in Hollingbourne was extensively restored following the devastating fire that severely damaged the historic building in October 2022. The project successfully rebuilt and preserved the character of this much-loved local landmark while incorporating modern building services to support its future as a thriving hospitality venue.


Ashstone MEP was appointed by Logix Surveying, acting on behalf of Elite Pubs, to deliver the full Mechanical and Electrical Design Package. Working alongside the wider design team, Ashstone developed solutions that carefully balanced the requirements of a heritage building with the performance standards expected of a modern public house.


The M&E design included energy-efficient building services, coordinated mechanical and electrical infrastructure, and bespoke solutions tailored to the challenges of restoring a listed property. A key aspect of the project was the redesign and relocation of the kitchen and mechanical plant areas, enhancing protection for both the public house and neighbouring buildings while improving operational efficiency and future maintenance access.


Throughout the restoration, significant works were undertaken to faithfully reinstate the building's historic features while integrating modern building services in a sympathetic and unobtrusive manner. The completed development successfully restored the property's prominence within the village and secured its future for generations to come.


The Dirty Habit officially reopened to the public in May 2026, once again becoming a focal point of the Hollingbourne community. The finished venue now combines its rich heritage with modern facilities, enhanced building performance, and a welcoming environment for visitors.


Ashstone MEP was proud to support Logix Surveying and Elite Pubs on this prestigious heritage restoration project and to play a key role in returning one of Kent's most iconic public houses to its former glory.
