Sommerfield Terrace

Ashstone MEP were appointed to deliver MEP services design for Sommerfield Terrace, a residential development on the former Sommerfield Hospital site in Maidstone for Golding Homes. The scheme involves the sensitive conversion and extension of Grade II listed villas, alongside new residential accommodation, within a historically significant setting.


The scope of services included the coordinated design of mechanical, electrical, and public health systems, developed to respond to the constraints of a listed building and heritage environment. Mechanical Ventilation with Heat Recovery (MVHR) systems were incorporated to manage internal moisture levels, ensuring the building does not suffer from damp or mould, while protecting and preserving sensitive historic features that are required to be retained.

Ashstone MEP also supported the project through input to the heritage statement, ensuring building services strategies aligned with conservation principles and planning requirements. Utility design and coordination formed part of the overall scope to support compliant and integrated infrastructure across the site.


Designs were progressed in close collaboration with the wider design team to balance heritage sensitivity, buildability, and regulatory compliance.
