Martello Lakes

Ashstone MEP were appointed to deliver MEP services and energy design for Martello Lakes, a residential development by Linden Homes, part of the Vistry Group, located in Hythe, Kent.

The development comprises 200 plots, including a mix of houses and apartments, across private sale, affordable shared ownership, and affordable rental tenures. The scope of services included the coordinated design of mechanical, electrical, and public health systems across the scheme.

All dwellings were designed with gas boiler heating systems, with photovoltaic (PV) panels incorporated to ensure compliance with Building Regulations. Mechanical Ventilation with Heat Recovery (MVHR) systems were provided to ground-floor apartments to achieve Part O compliance while maintaining security, avoiding reliance on openable windows at low level.

Ashstone MEP undertook overheating analysis for the entire site, informing the building services strategy and supporting occupant comfort. SAP calculations were completed for Phase 4 only, following Vistry’s change in construction methodology from timber frame to masonry, requiring review and adjustment of the energy strategy.

Designs were developed in close coordination with the wider project team to ensure regulatory compliance, buildability, and continuity across the development.
